Objectives:
- To help you prepare and present your property in the best, most
creative and exciting format to the market, in order to bring you the
highest price and best terms in the quickest time, with the least
inconvenience.
- The faster I sell your property, the most convenience to you, and the
highest price you will receive.
- To get as many qualified buyers as possible into your property until it
is sold.
- To communicate the results of our activities continuously to you.
- To constantly look for the best methods of exposing your property to
qualified buyers.
- To watch out for your best interests in representing you in order to
minimize your liabilities throughout the entire process of selling your
property.
My Plan of Action:
My goal is to make the arrival of your property on the market a major EVENT!
- After I take your listing, I will be working very closely with you as you prepare your property for the market, and coordinate and be present for all pre-market inspections any special services needed.
- I will begin working on my advertising, which includes the following:
- I will hire an artist to draw a rendering of your property.
- I will take digital photos of your home to highlight its uniqueness & best qualities.
- For use with advertising on your home.
- I will create a Virtual Tour of your property for the Internet.
- I can Email this Virtual Tour to those looking for what your property offers.
- I will develop an exciting marketing flyer for your home for Realtors and buyers.
- I will mail 500+ custom designed postcards upon the arrival of your home on the market.
- I will place customized ads with photos and/or artist rendering announcing your home in newspapers and magazines.
- I will have a large display ad with artisting rendering of your home in local papers.
- I will place a FULL page ad in Realtors' Ad Review week of Broker's tour.
- You will be in the Open Home Guides of S.F. Chronicle, Montclarion & Berkeley Voice.
- I will arrange, and serve a catered lunch for the Broker's Open House.
- I will arrange and serve lunch or brunch for the Prudential Realtors' Open House.
- I will submit your home to the Multiple Listing Service a few days prior to market date.
- I will have a Prudential "FOR SALE" sign placed in front of your home.
- I will promote your property through personal networking with Realtors in other Brokerages.
- I will continuously update you on all open houses, and Realtor and Buyer feedback.
- I will handle and advise you on all negotiations to be certain that you get the best price AND terms for your property and situation.
- I will verify the financial qualification of buyers to be certain that they are legitimate buyers capable of actually buying your home.
- I will closely stay monitor the entire escrow process (inspections, loans etc.) to be sure all is moving smoothly, in order to "trouble shoot" any problems that could arise.
- I will oversee the entire closing process, and follow through to be certain you receive your check, and the Buyers their keys.
Bottom line: I will entice more buyers and Agents than any other Realtor,
thus selling your house for a top dollar quickly. My reputation speaks for
itself.
