Your experience in the field in this Oakland area is amazing.  Your attention to detail is awesome.   Both of these qualities instilled confidence in us while we went through the very scary process of buying a house. Your enthusiasm for your work (the clients and matching them to a house) made us feel heard and attended to which in turn also instilled confidence in this very scary process.

 

Your deep knowledge of the market and the city of Oakland was an asset for both the buying and selling of our properties. Your many years of experience helped us to learn about the house buying process before we even experienced the pain of making an offer and having it rejected.  (Which we did not have to experience at all.)

 

You asked fabulous questions to determine what we thought our desires were. We appreciated your ability to listen carefully to not only what we said but what we meant which might not have always been the same.  You were able to balance our dreams with your experience in the field.  You were able to let us know what was attainable, what we might have to stretch a bit to get. Your inside out knowledge of the neighborhoods allowed you to open our minds to places we hadn’t considered. 

 

Your network of experts supported our decision making process. We never felt isolated because many perspectives were included in the process. I prefer decision making with community input and so particularly appreciated hearing from a variety of people who had different priorities and different expertise so that we had more information to make decisions that we felt comfortable with.

 

Your experience in writing offers in this market was invaluable. We went into our first and only offer with confidence that we had done the best we could. We certainly felt like you were representing us well throughout the process.  And this was true on the selling end as well. Your attention to detail in addition to your deep knowledge of the specific market instilled confidence in the tricky job of selling a condo.

 

On both the buying and selling end of things, you were always there to support us whenever we needed it. You nurtured our dreams and kept us grounded in reality. You held our hand and pushed us to discover and ask questions on our own.

Adrianne Nash was my realtor in the Spring of 2008, when the news every day concerned a deepening crisis in the housing market, which was affecting the entire economy.  But I needed to sell, for personal reasons, in spite of the very poor market conditions.

 

Adrianne’s advice, it seems to me in retrospect, was solid in every area.  I spent money I felt I didn’t really have, on what I felt was a major gamble, but Adrianne was steadfast and told me exactly what I needed to do to get ready to sell.  She was also very hands-on in her role as realtor.  She and the stager went shopping for upgrades that I had no personal interest in.  Adrianne met and spoke frequently with the stager and stressed my low available funds; she spoke at length with building management personnel, and she intervened with a handyman when I became frustrated.

 

In the stressful several weeks leading up to going on the market, I had lots of questions and worries.  Adrianne responded quickly, thoughtfully and helpfully to all of them.  At times I felt impatient because she was so thorough, and I was so anxious.  But I deferred to her obviously greater experience, and it ended very well.

 

A special circumstance that affected my prospects in selling a 10-year-old condo in downtown Oakland was the instant availability of literally hundreds of brand-new condos within a few blocks of mine.  Adrianne believed in and stressed the only advantages I did have---three bedrooms, a corner unit, a lovely enclosed courtyard, and an established community feeling in the building---to me and to other realtors and the public.  I believe she got her message across, to my immense relief, because my condo did sell at a decent price.

 

Amazingly to me, after one week on the market, I accepted an offer which was only $6,000 below my asking price.

Adrianne is meticulous and detail-oriented in every way. She even went shopping for light fixtures and replacement parts for our vintage chandelier.

Adrianne encouraged us to professionally “stage” the home, and the stager, “The Design Shop” was fabulous! This really made a difference in how the house showed.

Adrianne’s pricing advice proved to be perfect in a very difficult market. It is not easy to know how to price a home in this market – too high and you can frighten the buyers away.

We had feared the price she recommended was too low, and we worried that we would be giving the house away. But she priced it perfectly to generate multiple offers. She stayed abreast of all houses that were for sale in the neighborhood, including knowledge of all comparable properties.

Adrianne is an expert in marketing! She made a beautiful web page for our home, placed highly visible ads in the local paper (front page of the Hills real estate section), and hosted a catered open house for realtors. She generated a great amount of interest in the home – the house was “buzzing!!” The house got maximum exposure.

She followed up on all leads, answering numerous questions about the house. She returned phone calls promptly and kept in touch with potential buyers.

Adrianne advised us every step of the way. She was there for us during the contract negotiation, escrow, and follow-through. She made sure everything proceeded smoothly from start to finish.

My husband and i had lived in our wonderful prairie style house in the Rose Garden district of oakland for twenty seven years when we decided it was time for us to move on.  Our children had grown up in this house. We became grandparents while living in this house. Our terraced back yard garden had been witness to many anniversaries, graduations,, and even one family wedding. The gracious open living room had seen twenty seven Christmas trees decorated and put up in the window.  We loved this house, and we hoped to find the agent who would understand how apprehensive and excited we were about the process we were about to face.  With the hundreds of real estate agents working in our area, how in the world would we choose the right one ?

What was even better was that she knew and cared about my neighborhood.  So, after a brief discussion with my husband, we contacted Adrianne to ask if she would be the agent for us in the sale of our home.

 Now, our house was not a showplace with a new designer kitchen, or remodeled anything! We had LIVED in this house for twenty seven years, and it showed!   We knew we were going to have to invest in repairs and upgrades, but where, and how much?  We had no idea where to begin.  Adrianne was our guide through every decision. She put us in touch with roofers, electricians and inspectors of every stripe. She advised us in deciding what needed to be done as opposed to what we WANTED to do.  We listened and it paid off.

 These days, there are probably few people who stay in one place as long as we had,  and our house was our biggest investment--our ONLY investment. Adrianne truly understood the importance of this for our future. She even asked us more than once, if we were certain about our decision to sell!  

 Finally, our house was ready for it’s open house!  Frank and I put the dogs in the car and headed for a vacation in the mountains with every finger and toe crossed that we had done all we could to put the shine on our home. Now it was up to Adrianne! 

 Our home sold in nine days. The offer we accepted was 20% over our asking price.
